NEW INDUSTRIAL LAND IN ADELAIDE’S NORTH

One of Australia’s largest private property developers, Walker Corporation, and prominent South Australian developers Daycorp and Badge are partnering to deliver a new 100HA industrial estate with exceptional transport links in Adelaide’s northern suburbs.

Vicinity Industrial Base is located at the forefront of Adelaide’s northern suburbs growth corridor in the suburb of Direk.  The region is experiencing rapid population and economic growth, and the area is emerging as a new hub for industrial development providing affordable, well connected land for industrial business.

To facilitate the region’s growth and the emergence of the northern suburbs as a new industrial hub servicing South Australia, the government is making major investment into transport infrastructure to encourage businesses from the transport and logistics sector to locate into the region.  Users at Vicinity will directly benefit from this government investment.

The new Northern Expressway (NEXY), an initiative of the South Australian Government, is a new 23km road linking the Gawler Bypass with Port Wakefield Road.  The four lane dual carriage expressway will be capable of B-Double access.  Businesses at Vicinity will have outstanding access to NEXY, with a fast-track connection just 3km north of site along Heaslip Road.

NEXY will link to the Port River Expressway (PREXY) via Port Wakefield Road, creating a new, direct route from the national highway network directly to Port Adelaide and CBD.

Works are also underway on Port Wakefield Road to increase traffic capacity, ensuring a fast connection between the two roads. Vicinity is less than 2 minutes from Port Wakefield Road, creating a quick and easy connection to the Port and CBD.

Industrial Business Development Director, Blake Walker, said that “the investment by government in transport infrastructure in the region highlighted the significance of the northern suburbs as a nationally important destination to establish an industrial presence.”

“Adelaide’s northern suburbs boast outstanding assets to attract large national businesses to South Australia, including a dynamic manufacturing base, large exporters including multinationals, world class research centres and an array of entrepreneurial local companies, creating a desirable destination for industrial business growth,” he said.

The flexible approach to land lots will also allow for smaller, local users. The first stage of the three stage estate will allow users to choose lots from 4,000 square metres up to 40,000 square metres.  Lots up to 100,000sqm can also be accommodated.

Affordability is a key criteria for the North Adelaide area, and this land is being offered from $85 per square metre.

Walker Corporation can also offer a design and construct service on the estate to tailor make a facility that suits your business needs.
Works have already commenced on site, with all the civil earthworks currently underway.  Strong demand for the estate is already evident, with a number of lots in the first stage under offer.

Walker Corporation has over 30 years experience delivering industrial property across the country, developing facilities for big-name companies like The Reject Shop, Bluescope Steel, Toll Ipec, TNT, Grace Records Management, Volvo Truck, 3M, Strammit Building Products and Ausdoc.

The company has two other significant industrial estates underway around the country, including a 335HA estate called CITISWICH in Ipswich, a strategically important growth corridor south west of Brisbane, and a 35HA industrial subdivision at Hume in Canberra.

Walker Corporation is currently South Australia’s largest developer, working on two other major developers with partner Daycorp, including a 800 home residential community in Mount Barker and a new $2 billion country township at Buckland Park, also in Adelaide’s northern suburbs.

Land sales for Vicinity Industrial Base are being handled by Knight Frank and CBRE.  Lease enquiries also welcome. For more details call 1800 WALKER
